For many people, “getting on the property ladder” is an important life goal. You can start by considering entry-level options, such as condos or small townhouses in emerging neighborhoods. Before buying, evaluate commuting convenience, school ratings, local amenities, and potential for long-term property appreciation to ensure room for future upgrades.

When it comes to finances, it is important to pay attention to current and upcoming government incentives. In Canada, first-time home buyers can benefit from several existing programs, including the First Home Savings Account (FHSA), the Home Buyers’ Plan (HBP), and land transfer tax rebates. In addition, the Government of Ontario and federal government have proposed a new GST/HST rebate program for first-time buyers on newly built homes. If approved, this program would remove the full 8% provincial portion of HST on homes valued up to $1,000,000, with partial rebates for homes priced between $1,000,000 and $1,500,000. When combined with the federal government’s proposed removal of the 5% GST, total savings could reach up to $130,000. However, this program is currently pending approval and has not yet been fully implemented.

To take advantage of available and proposed programs, keep these points in mind:

  1. The property must meet eligibility criteria (e.g., newly built or substantially renovated homes for GST/HST-related rebates).

  2. You must qualify as a first-time buyer, generally meaning you or your spouse have not owned a principal residence in the past four years.

  3. The home must be intended for personal use as your primary residence.

Practically speaking, it is recommended to work with an experienced real estate agent and a lawyer or tax professional to confirm eligibility and clearly calculate costs and potential savings. Combining government incentives with a thorough assessment of the neighborhood, maintenance costs, and long-term property value can help you confidently enter the market and plan for future upgrades.
