【GTA housing market cools!】Home prices are down! Is this a good time for buyers to enter the market?

Summer is traditionally one of the busiest seasons for home buying, but this year, the Greater Toronto Area (GTA) housing market appears to be less active than expected.
According to the latest July 2026 market data released by the Toronto Regional Real Estate Board (TRREB), the market is showing sev
eral notable changes.
1) July Market Highlights
🔹 Home Sales: 5,995 transactions
Down 0.9% year-over-year, ending a four-month streak of year-over-year sales growth. However, after seasonal adjustment, sales were 3.2% higher than in June, suggesting that the market still maintains a certain level of activity.
🔹 Average Selling Price: Approximately $1.004 million
Down 4.5% year-over-year.
🔹 Composite Benchmark Price
Down 4.6% year-over-year.
🔹 New Listings: 14,484
Down 17.8% year-over-year.
🔹 Active Listings: 26,098
Down 12.1% year-over-year.
Home prices are falling, but so is supply. While home prices remain below last year's levels, one trend that deserves attention is the significant decline in both new listings and active listings.
This means buyers may have fewer properties to choose from, and their negotiating power may not be as strong as it was over the past few months.
2) What should buyers watch next?
Many potential buyers are still taking a wait-and-see approach, looking for greater clarity in the economic environment, including, U.S. tariff policies, inflation trends, interest rate changes and mortgage costs.
If these uncertainties gradually ease and more buyers return to the market, competition could heat up again — especially with housing supply continuing to decline.
Falling prices don't necessarily mean every property is a “bargain.” Market conditions can vary significantly by neighbourhood, property type, and individual property.
